what we do
Your property is an asset
let's treat it like one.
Most rental managers will take your keys, create a listing, and call it a day.
We don't. We manage your property the way we'd manage our own — with a proper pricing strategy, a professional cleaning operation, guests who are screened and welcomed personally, and a monthly report that tells you exactly what happened and why.
One team. One point of contact. No excuses.
01
Licensing & Compliance
VV licence registration, full Ley 6/2025 alignment — handled correctly from day one, so nothing comes back to bite you later.
02
Bookings & Revenue
We list on the right platforms, price dynamically, and push direct bookings aggressively. The goal is always maximum yield — not just maximum occupancy.
03
Guest Operations
Personal check-ins, 24/7 emergency line, professional housekeeping with quality control and maintenance. Guests are looked after. Your property is protected.
04
Turística Complex Management
If you're developing or operating a tourist complex, you need more than a good manager — you need an operational system. We build and run that system for you.
05
Reporting & Transparency
Monthly reports with real numbers. What came in, what went out, what's booked ahead. No vague summaries, no surprises.
peace of mind from the first booking
"Three months in, one of our owners told us the best part wasn't the income. It was finally being able to open his phone without dreading a message about the next crisis in his apartment."
The question every owner asks first
Do I need a VV license - and can I still get one?
Under Ley 6/2025 the answer depends on your property type, your municipality and your timeline. We've guided owners through every scenario — including the ones that seemed complicated. Read the complete guide or ask us directly.
The question they ask second
What will my property actually earn?
Not a generic number — a real answer based on your specific property, location and current market rates. High-end properties in South Tenerife under professional management consistently generate 6—12% net annual returns. We'll tell you what yours is likely to achieve before you commit to anything.
the process

04
You receive payouts
Monthly payouts directly to your account, accompanied by a full performance report. You stay in control of the big picture — we handle everything on the ground.
a legal alternative
When a holiday license isn't possible,
your home van still earn.
Under Ley 6/2025, new holiday-rental (VV) licences are paused across much of the island. If your property cannot be licensed for tourist use right now, it does not have to sit empty.
Arrendamiento de temporada, seasonal letting, is a fully legal way to rent a furnished home for one to eleven months at a time. It needs no VV licence, because it is not tourist use. Think professionals on assignment, remote workers wintering in the sun, or families between homes.
It is a different rhythm and a different guest, with its own rules. We know them, and we take care of them for you.
who it suits
Owners without a VV
Newer builds, homes in restricted zones, or properties still waiting on licensing. Temporada lets you earn legally in the meantime.
fully managed
The details, handled
Furnished presentation, the correct contract, careful guest selection, and the deposit lodged properly with the Instituto Canario de la Vivienda.
Honest by design
Not a loophole
Temporada is its own legal model, not a workaround for tourist letting. We only recommend it where it genuinely fits your home and the law.
for developers
Managing a Turística complex is a
different discipline altogether.
A Turística complex operates under the Régimen de Explotación Turística — meaning the entire development follows a unified operational framework, not individual VV licences per unit.
It requires structure, operational systems and consistency every single day. We design and manage integral rental operations for touristic developments: revenue strategy, guest operations, cleaning coordination, maintenance workflows and compliance — all under one roof.
Short-term rental markets reward structure, not improvisation. We provide the operational backbone your development needs to remain competitive, compliant and sustainable long term.

The key difference lies in how the property is classified and regulated, both also need a different set of documentation to be eligible for renting. Vivienda Vacacional licenses apply to individual apartments or homes rented short-term, while Touristic Complexes involve a building or group of units operated commercially.
Yes. To legally rent out a property short-term in Tenerife, you must have the correct licenses and meet certain criteria — either as a Vivienda Vacacional or a registered tourist accommodation. We can help you determine which one applies to your property and guide you through the process. Read about it here in our VV-license guide.
