Many property owners in Tenerife are uncertain about what they can legally rent, what has changed in recent years and what their real options are. This guide gives you an honest, practical overview — from an experienced local rental management team.

A VV licence — vivienda vacacional — is the official registration required to legally offer short-term tourist accommodation in a residential property in the Canary Islands. It is governed primarily by Decreto 113/2015 and the more recent Ley 6/2025.
Without a valid VV licence, advertising your residential property on tourist platforms such as Airbnb or Booking.com as holiday accommodation is not legally permitted. Doing so carries regulatory and financial risk for the property owner.
A VV licence is specific to the property — not the owner — and applies to the property's residential classification and location.
Not every property can obtain one, and under Ley 6/2025, new applications are currently subject to a moratorium pending municipal planning instruments.
Short-term tourist stays in residential property
Typically stays of 1–28 nights to holiday guests, marketed and booked through tourist channels including Airbnb, Booking.com or direct booking platforms.
VV registration, architect report, licence number
A valid VV licence number is required on all advertising. Obtaining one typically involves an architect's habitation report, registration with the Canarian government and compliance with local community rules under LPH Art. 17.12.
Moratorium on new licences since Ley 6/2025
New VV licence applications in Tenerife are currently subject to a moratorium under Ley 6/2025, pending the adoption of municipal planning instruments by each ayuntamiento. Existing licensed properties are not affected. New constructions are additionally excluded from VV licensing for up to 10 years.

Tenerife's rental regulation landscape has changed significantly in a short period of time, and the market is full of conflicting information. Here is why owners find it confusing — and why getting advice from a properly informed local team matters.
Regulation has changed rapidly
Decreto 113/2015, national NRUA requirements, Ley 6/2025 and the Supreme Court ruling in 2026 have each changed the picture. What was true two years ago may not be true today.
Different models are often confused
VV, Turística, temporada and long-term rental are four different legal frameworks with different rules. They are frequently misrepresented or conflated — sometimes deliberately.
Misleading promises in the market
Some property managers or agents promise tourist rental income without verifying licence status. This puts the owner at legal risk — not the manager. It is surprisingly common and should be a warning sign.
Community rules add complexity
Under LPH Art. 17.12, communities of owners can restrict or prohibit tourist rental use. A VV licence is not enough on its own if your community has not authorised tourist rentals.

Arrendamiento de temporada is not a loophole. It is a distinct legal rental model for furnished residential properties, governed by Article 3 of the Spanish Tenancy Act (LAU). It is not tourist accommodation — and it should never be marketed as such.
The key distinction is that the guest maintains their primary residence elsewhere. They are not registering at the property address or establishing residency in Spain. Stays run from one to eleven months — long enough to be meaningful, short enough to carry none of the long-term tenant protections that concern most owners.
For properties that cannot obtain a VV licence — including many new constructions — temporada can be a legal, well-managed and commercially interesting alternative. It attracts a different guest profile: remote workers, winter residents, prospective buyers, relocators.
