Here’s the short version:
If you want to rent out your apartment or house short-term to holiday guests, you need the right license. And for most private properties, that’s a Vivienda Vacacional (VV).

What is Vivienda Vacational
A VV license allows you to legally rent out your property for short stays (less than 3 months per guest). It’s designed for private holiday homes — not hotels or tourist complexes — and it’s what platforms like Airbnb and Booking.com now expect you to have.
Sounds simple? In theory, yes. In practice... it comes with quite a few steps.
Check with your community: Some apartment buildings have internal regulations (estatutos de comunidad) that prohibit or restrict short-term rentals. Before doing anything else, you'll need written confirmation that your building allows it.
Request your VV license: This application is submitted to the Canarian Government, and it requires a list of supporting documents — including an occupancy certificate (cédula de habitabilidad), ID, ... Every case is a little different.
Register with the National Tourism Registry: Once your VV license is approved, you’ll need a Código de Registro Nacional de Turismo — a national registration number required for all legal short-term rentals in Spain. It must be shown on your listings.
Declare your rental activity: You’ll need to notify the local police (Guardia Civil) and tax authorities that your property will be rented short-term. That means filing forms, staying compliant with guest registrations, and keeping everything above board.
Get ready for guests: Photos, listings, pricing, booking platforms, guest communication, cleaning logistics, check-ins, reviews, maintenance…
